To comply with the Regulatory Reform (Fire Safety) Order 2005, responsible persons must ensure their building’s fire doors “are subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order, and good repair.”

The best way to achieve this is to have a fire door survey carried out. This will provide you with a solid foundation on which to build your inspection regimes.

A comprehensive fire door survey will provide you with complete oversight of your fire door compliance. This will allow you to remediate or replace existing doors as needed to give you the confidence to initiate periodic inspection and maintenance regimes from a conforming standard.

What is included?

This service gives you a comprehensive non-destructive and non-intrusive visual inspection of each fire-resisting doorset. This includes inspection of:

  • the fire resisting qualities of hinges and fire door hardware
  • the condition, fit and functioning of hardware and hinges
  • fire door signage
  • the condition and operation of all hold-open devices
  • closing devices and their effectiveness
  • markings that identify the fire rating of each doorset
  • locks and latches
  • vision panels and glazing (and a review of their fitness for purpose)
  • cold smoke seals and intumescent strips
  • fire resisting qualities of each doorset (including thickness)
  • any gaps between the leaf and frame (and an assessment of suitability)
  • fire door frames
  • door leaves
  • materials used in the installation of the doorset (and their suitability)

After the inspection, we’ll provide you with an action plan. This will inform you of any defects and will suggest remedial actions that comply with BM TRADA Accepted Repair Techniques.
