Asbestos Contaminated Land Remediation

Land contaminated with asbestos is becoming more of an issue when developing brownfield sites and with an emphasis on building more homes in the UK, this area of asbestos risk management will continue to grow with developers requiring the analytical and consultancy support of a partner like Environtec.

We work with clients and their advisers from the outset of a project to formulate an effective and practical strategy for investigating and remediating sites that could potentially be contaminated with asbestos.

The initial phase of investigation is the Preliminary Risk Assessment (PRA) which involves the collection and review of documentary evidence via a Desk Study and the Site Reconnaissance Survey (SRS).

On completion of the PRA and SRS, a conceptual site model (CSM) is developed which identifies the strategy for the field investigation which is designed to:

  • confirm whether asbestos is present
  • quantify the amount of asbestos and ACMs present
  • waste classification of soils
  • establish the distribution of asbestos (including locating any cashes)

To achieve these objectives, appropriate site-specific sampling and analytical strategies are designed to ensure appropriate sampling and analytical methods are adopted that yield information that is fit for purpose and of a suitable quantity and quality.

A systematic grid-based inspection of the site or individual zones of the site would be adopted to effectively identify areas where visible asbestos is present in surface soils. Additional site investigation techniques such as the use of boreholes, trial pits, trenches can be used to identify the location and extent of asbestos contamination in the ground.

Air monitoring and analysis of asbestos fibres in air can be carried as part of the survey or following it depending on the site conditions and the risk of exposure. The results of the air monitoring will form part of the initial recommendations provided following the survey. Recommendations are based on exposure estimation before and during any site remediation.

On completion of the survey, soil samples collected on site are returned to a UKAS accredited laboratory and analysed for the presence of asbestos. Screening is conducted initially by eye and binocular microscopy, identification is conducted with Polarised Light Microscopy.

Quantification of asbestos is a three stage process which consists of the removal of Asbestos Containing Materials (ACMs) following analysis first by eye then by optical microscope. ACM’s are then weighed and measured as a % of the total sample weight.

Asbestos fibres are quantified by sedimentation of the sample in water which is subsequently analysed Using Phase Contrast Optical Microscopy (PCOM).

The soil sample analysis process normally takes 10 working days to complete but can be performed on a 3 day turnaround if required.

Once the initial phases of investigation have been completed, the results of the site investigation and the risk of potential exposure are analysed and recommendations provided.

If the risk evaluation concludes that the site poses a significant possibility of significant harm or it’s not demonstrably safe, then remedial action will be required.
